| Welcome
to Summerlin, Nevada!
Summerlin,
Nevada is one of the finest master planned
communities in the country, which is in stark contrast to the vast,
vacant parcel of land inhabited only by Mother Nature not long ago.
Today, Summerlin is a warm, friendly, opportunity-filled
wonderland. It is situated on the western edge of the Las
Vegas valley hailing from base of the Spring
Mountain Range and the Red
Rock Canyon National Conservation area. Although the area has
grown up over the last 15 years, its natural beauty lives on.
Because
of all of its features and amenities
Summerlin is an outstanding venue for raising a
Family. As mentioned above, it is a beautiful place to live. Its
new and well-planned so aside from the natural beauty, what land
has been developed has been done with a purposeful eye and a premium
for preserving its natural, rugged good looks. Summerlin
begins at the western edge of Las
Vegas and comprises a land area of about 23,000 acres.
In
this beautiful acreage, you will find a wide variety of home choices
broken up into little villages: The
Trails, The
Pueblo, The
Arbors, The
Crossing, The
Canyons, The
Vistas, The
Paseos, The
Willows, The
Gardens, Ridgebrook,
The
Ridges, and Siena.
Although pricing starts as low as $150,000 most homes are substantially
more, and there are custom lots available with panoramic views that
could be worth millions depending on how they are developed. There
is also a lot more to come. Upon its planned completion, there will
be 30 villages.
Quality
of life in Summerlin has been placed at a very
high premium. With that in mind, you will find miles upon miles
of inviting trails to walk, hike, or even rock climb. Furthermore,
land use limitations have been set such that 15% of all land is
preserved for washes, trails, and canyons. Beyond that another 20%
of all land has been set aside for irrigated open spaces such as
parks,
trails,
and golf
courses. This methodology has been proven to be highly effective
at protecting property values for generations to come.
Summerlin
has a great many other ways to enjoy life. There are numerous recreational
areas where you can enjoy baseball, soccer, basketball, or football.
It also offers two golf
courses where you can test your skills on the same courses the
pros play. There is a PGA tour event hosted at the
Tournament Players Club at Summerlin, and the
Tournament Players Club at the Canyons.
Aside
from sport, there are plenty of other cultural
opportunities to enjoy at Summerlin. For the
avid reader or researcher, Summerlin provides a
wonderful library
with plenty of resources. Summerlin is also home
to the Summerlin
Performing Arts Center. A ballet can be taken in at the
Donald W. Reynolds Cultural Center which is home to the Nevada
ballet theater. Summerlin, Nevada
is one of the few communities in the country that is home to a professional
regional dance troupe and a performing arts center.
The
Villages of Summerlin are a shopper's paradise.
Summerlin has numerous neighborhood shopping
centers, highlighted by the
Canyon Pointe shopping center. Summerlin also
has one (extremely) major shopping extravaganza, The
Fashion Show. The Fashion Show has just recently added over
1 million square feet of new retail space much to the delight of
shoppers.
Since
the beginning of its development, the
community of Summerlin has offered a diversified
and rapidly expanding economic base which provides economic opportunities
for everyone. These economic opportunities will continue to expand
in proportion with the growth of the city. For example, the community
of Summerlin, at present, has only been developed
to 50 percent of its planned totality. Summerlin
has a reasonable cost of living in addition to a median household
income of almost $65,000. From an economic perspective, relocating
to Summerlin is a sound idea.
The
population of Summerlin is approximately 4,000
people and is growing by the day as more and more people make the
decision to move to Summerlin.
While the average January temperature is 43 degrees, the average
temperature in July jumps all the way to 86 degrees. With almost
300 days of sunshine a year, there’s no doubt what inspires
the name “Summerlin.”
Summerlin
furnishes the individual with a very fostering environment with
which to raise a family. Its low crime rate and solid
school system are just two of the basics in its foundation of
attraction. In addition, Summerlin offers some
very good private
schools if one is so inclined. The
Meadows School and Alexander
Dawson School at Rainbow
Mountain stand out amongst Summerlin's private
schools.
